OCEANFRONT ASBURY TEAM HONORED WITH NEW JERSEY FUTURE SMART GROWTH AWARD

Smart Growth Award in recognition of their efforts in the Oceanfront

Asbury Partners, LLC, the City of Asbury Park,
and Clark Caton Hintz and Ehrenkrantz Eckstut & Kuhn Architects (CCH/EE&K) have received New Jersey Future's 2003
Smart Growth Award in recognition of their efforts in the Oceanfront Asbury
mixed-use waterfront redevelopment in Asbury Park. Larry Fishman, chief operating
officer of Asbury Partners, the project's master developer, Mayor Kevin Sanders
of Asbury Park, John Clarke and Peter Cavaluzzi of CCH/EE&K accepted the honor
at a recent awards dinner at the Newark Club in Newark, New Jersey.
New Jersey Future's Smart Growth Awards program recognizes organizations, developers
and communities setting new and higher standards for rebuilding New Jersey's
municipalities and preserving open lands. More than 300 corporate, development,
state and community leaders, including Governor James E. McGreevey, attended
this year's celebration, which recognized six recipients. Other honorees included
Merck & Co. Inc., the Township of Chesterfield, the City of New Brunswick,
New Jersey Performing Arts Center and The Urban League of Hudson County.
"These recipients represent New Jersey's best and brightest efforts," said
Governor James E. McGreevey. "They set an example for communities across the
state of what is possible through smarter growth."
New Jersey Future is a 16-year-old nonprofit, nonpartisan research and policy
organization. Its mission is to promote a strong economy, a healthy natural
environment and a just society for this and future generations. New Jersey
Future is the leading statewide voice for the State Development and Redevelopment
Plan, advancing the cause of smart growth.
"This award truly is an honor," Fishman noted. "The public/private partnership
behind Oceanfront Asbury, and the trust and support among our team members
has made possible this ambitious, 56-acre redevelopment. The mounting enthusiasm
surrounding Oceanfront Asbury is contagious, and this award is a gratifying
testament to our vision and the project's potential."
The Smart Growth Award is the third recent accolade for Oceanfront Asbury.
The redevelopment plan also received an Honor Award as part of the 16th annual
Excellence on the Waterfront Awards program sponsored by The Waterfront Center,
a non-profit, educational organization based in Washington, D.C. In addition,
the New Jersey Chapter of the American Planning Association named it the Outstanding
Redevelopment Plan as part of the group's Year 2002 Planning Awards.
Designed by project planner CCH/EE&K, Oceanfront Asbury encompasses residential,
retail, entertainment and recreational elements, as well as municipal services.
This includes 450,000 square feet of restaurants, nightclubs and family entertainment
facilities, along with unique shops and boutiques lining the city's 60-foot
wide, mile-long boardwalk. In addition, a residential portion will include
approximately 2,500 new housing units as well as replacement of 500 additional
units. Prominent residential developers including Westminster Communities and Paramount
Homes have been selected by Asbury Partners and submitted for acceptance by
the City as subdevelopers on the project.
Asbury Partners is a joint venture partnership of MD Sass Municipal Finance
Partners III, LLC and Ocean Front Acquisitions, LLC, specifically formed for
the long-term commitment to the redevelopment of Asbury Park. The company is
working in partnership with the City of Asbury Park to bring the project to
completion, ultimately producing an estimated $1.25 billion in total economic
redevelopment for the City and restoring Asbury Park to its renowned stature
as the "Jewel of the Jersey Shore."
