THREE KEY OCEANFRONT ASBURY DESIGNS RECEIVE REDEVELOPMENT AGENCY APPROVAL AT OCTOBER 8 CITY COUNCIL MEETING


Oceanfront Asbury, the 56-acre, mixed-use waterfront redevelopment in Asbury Park, New Jersey, achieved continued progress with several key approvals at an October 8 City Council meeting, announced Larry Fishman, chief operating officer for Asbury Partners, LLC, master developer. Acting as the redevelopment agency, the Council accepted renovation plans for the Third Avenue and Fourth Avenue beach pavilions as well as Phase I of the planned residential construction within the Wesley Lake neighborhood.

The Third Avenue and Fourth Avenue pavilions will be the first buildings brought before the planning board as part of the revitalization of Oceanfront Asbury's Retail/Entertainment Zone. The plan features a "Soho Meets South Beach" theme, incorporating year-round and seasonal restaurants, nightclubs and family entertainment as well as unique shops and boutiques along the boardwalk and Ocean Avenue. SOSH Architects designed the 34,700-square-foot Third Avenue pavilion, which will be completely razed and rebuilt. Clarke Caton Hintz/Ehrenkrantz Eckstut & Kuhn Architects designed the 34,050-square-foot Fourth Avenue pavilion, which will be renovated. Asbury Partners owns both structures, which feature two stories as well as rooftop space.

Westminster Communities is serving as subsequent developer for the Wesley Lake District, one of three residential neighborhoods planned within Oceanfront Asbury. The redevelopment agency approved the firm's design for Phase I, which will include 155 townhouses and flats, as well as first-floor retail. Located just north of the beach adjacent to Wesley Lake, between Asbury and Lake avenues, the district will eventually include approximately 700 units. The three plans previously had been approved by the City's Technical Review Committee (TRC). The next step for each of these components is final approval before the Asbury Park Planning Board. A second residential plan involving two parcels to be developed by Paramount Homes between Ocean Avenue and Sixth and Seventh streets is also at the planning board stage. This Phase I activity involves 351 units; Paramount Homes' entire proposal calls for the development of approximately 844 units.

"The Redevelopment Agency approvals represent an important milestone for Oceanfront Asbury," said Fishman. "As these designs continue to move through the approval process, a number of other exciting things are happening here. Among them, the boardwalk demolition is finished and the reconstruction has begun, the CAFRA permitting process is nearing completion, the infrastructure and landscape design plans are being finalized, and we continue to work with prospective subdevelopers and retailers interested in getting involved with the project. While the beaches have quieted down after a busy summer, Oceanfront Asbury is gearing up for major progress during the off season."
